New 34-unit market rate housing development, redeveloping a 0.32-acre convenience store site on South College Avenue directly across from Colorado State University’s main campus.  This mixed-use 4-story structure includes fourteen 2-bedroom/2-bath units, fourteen 1-bedroom/1-bath units and six studios, designed over a ground level entry lobby, 2,700 sq. ft. retail space and covered podium parking.  The 14,000 sq. ft. site provides 27 parking spaces, including spaces designed beneath the podium.

 Two retail spaces were placed along the street frontage of both College Avenue and Locust Street, with adjoining patio spaces and expansive storefront glazing to provide an activated base and enhancement to the pedestrian experience.

The site is located directly adjacent to the Laurel School Historic District and the project was reviewed and approved by the Landmark Preservation Commission.
